Real Estate Auction Tips
It is a fact that now is one of the best times to purchase a
home in the Upstate of South Carolina. Prices for existing homes
have not kept pace with the increasing cost of a new home. Many
properties have been for sale for an extended period of time and the
Owner is anxious to sell. For various reasons they have elected to
sell at Auction.
This presents an excellent opportunity for the home buyer. You may
be able to purchase the South Carolina home of your dreams at a price
set by the marketplace, not the seller. For the seller, it allows them
to sell quickly at the best price available among competing buyers. It
is a win-win situation for both parties.
Home Buyer Auction Tips
The most important thing is to do your homework. You should be
prequalified for your home loan prior to the auction date. Have
sufficient funds in your bank account to make the required deposit
if you are the successful bidder. You should request to see a certified
appraisal, home inspection, and title report. I would also recommend
a home warranty. Research prior sales in the area and decide the
maximum amount you are willing to pay. Be sure to include the cost
of any Buyer's Premium.
On the auction date arrive early and review the terms and conditions.
Ask if the Owner has placed a reserve or minimum price on the property.
Register and obtain your bidder's number. If you are serious notify
one of the auction assistants that you will be bidding and ask that he watch
for your signals. Good luck!
Home Seller Auction Tips
Auctions are becoming an increasingly popular method of selling real
estate. If your are considering the auction route your most important
decision is the selection of an Auctioneer. Review the auction listings in
your local newpaper and attend some of them. Ask the property owner
if he was satisfied with the results and with the Auctioneer. Be sure
that you understand how your property will be marketed and advertised.
Have any contract reviewed by your attorney prior to signing. Decide if
you wish to set a reserve or sell absolute. Prepare your house for showing
and call the mover.

Furnish Your Home at Auction
Estate sales are an excellent source of furnishing for your new home.
The procedures are much the same as listed above. Be sure to preview
the items you are interested in for damage and compare prices. I
have seen people pay more for a used item at auction than what
they could purchase the same item new at Walmart.
Watch out for unscruplous auction houses that will have "ringers" in
the audience to push up prices. In addition many fake items are being
sold as "antiques", even in the better stores. Take the time to
research before you get caught up in the action and regret your
purchase when you get it home.
