The most important thing is to do your homework. You should be prequalified for your home loan prior to the auction date. Have sufficient funds in your bank account to make the required deposit if you are the successful bidder. You should request to see a certified appraisal, home inspection, and title report. I would also recommend a home warranty. Research prior sales in the area and decide the maximum amount you are willing to pay. Be sure to include the cost of any Buyer's Premium.

On the auction date arrive early and review the terms and conditions. Ask if the Owner has placed a reserve or minimum price on the property. Register and obtain your bidder's number. Estate sales are an excellent source of furnishing for your new home. The procedures are much the same as listed above. Be sure to preview the items you are interested in for damage and compare prices. I have seen people pay more for a used item at auction than what they could purchase the same item new at Walmart.

Watch out for unscruplous auction houses that will have "ringers" in the audience to push up prices. In addition many fake items are being sold as "antiques", even in the better stores. Take the time to research before you get caught up in the action and regret your purchase when you get it home.
