Naturally you want the prospective buyer to be impressed enough to purchase your home. Therefore you need to do some preparation prior to listing your home for sale. Following these home selling tips will make the selling of your home by owner experience a rewarding one.

First pack up all the knickknacks that you and your wife have collected over the years and place them in storage. Houses look smaller with a lot of stuff in them. That old treadmill in the corner may not be what the buyers have in mind.

You don’t want the house to look empty but it should have the potential to allow the prospective buyers to envision their stuff in the home. Many people are looking for a new home because they have outgrown the old one and they need to see the spaciousness of your home. Empty out half the closets so the wife can see the space. Go ahead and have that moving sale now instead of later.

Most renovations do not net enough extra money to pay for themselves. The exception is the kitchen. The kitchen is the focal point of most homes and outdated appliances will kill the sale. A new coat of paint on the cabinets won’t hurt either. Bathroom renovations are usually a real pain and not advisable unless there are serious problems. Be sure to have any renovations completed prior to showing the house so the mess does not interfere with the sale.

Make sure everything, the lights, switches, toilets, air conditioning, and etc. works. You should invest in a seller’s inspection. This gives you the chance to be sure that your home will pass the mortgage company’s inspection. These results may surprise you since we seldom notice things in our own home. There may be cracks in the foundation or leaks in the roof that you have never noticed. These need to be repaired. If a buyer notices several things in poor repair you will lose the sale.

Be sure that you disclose everything that is wrong. This is required in most states but you can be certain of a lawsuit if the new owner can prove you withheld information. I remember one suit because the seller did not disclose that there had been a murder in the house. You want the sale to be over and done with so you can move on with your life so a full disclosure is in your best interest.
